Fred Marshall Painting, Park City, UT, is the OA paint contractor. Units are expected to be stained on a three-year rotation and painted on a six-year rotation.
The exterior paint/stain colors in use are from Sherwin Williams. See the paint form which identifies the stain mix for all trim, handrails, decks and stairs.Should you wish to touch up your unit more frequently, board approval is required (see Modification Request section of this website).
2026 ROOF REPLACEMENTS:
Please understand that we are not able to provide a specific schedule when each roof will be replaced. The roofing contractor shifts their schedule based on their staffing, their other concurrent projects, weather, and the exterior unit painting also underway in the community. We ask that you please remain flexible as we complete this critical project.

Emtek cabinet and door hardware - wrought steel door set - San Carlos flat black steel lever. Can be found on www.simpsonshardware.com, www.build.com or other websites. For local locations, check the www.emtek.com website.
WINDOWS:
If your unit has MILGARD windows, you may not be aware that there is a full time warranty for all original owners. The warranty covers any defects in materials or workmanship, but is voided if any tints or films are applied to the window glass. The warranty also excludes misuse, abuse broken glass, normal wear or building settling. For more details on the warranty, access www.milgard.com.
The MILGARD website recommended that window tracks and rollers should be lubricated annually, weather stripping checked and patio slider tracks vacuumed annually to ensure that the "weep" drainage systems be functioning properly. (The "weep" holes allow water to drain from the outside tracks, but can get clogged with dirt and debris.) MILGARD also recommends the use of mild nonabrasive dish soap and water for window and frame cleaning followed by a clear water rinse and a wipe with a soft cloth. The manufacturers discourage use of petroleum base cleaners, razor blades, putty knives and high pressure water hoses which can cause damage to the glass seals.
